Roofing in Fletcher, NC: What Newer Subdivision Roofs Need

Fletcher's newer neighborhoods are reaching their first re-roof. Here is what to check.

Government fees and published rules, not roofer prices.

A town between Hendersonville and Asheville

The Town of Fletcher grew quickly along the I-26 and US 25 corridor between Hendersonville and Asheville, and many of its neighborhoods were built from the 1990s onward. Those homes are now at or near the age when original asphalt roofs are replaced.

Building permits, plan review and inspections for Fletcher are handled by Henderson County Permits & Inspections under contract. Zoning remains with the town. Many Fletcher subdivisions also have homeowners associations with architectural rules about roof color and material.

Before choosing a product, read your association's covenants and ask whether a submittal is needed.

First re-roofs on builder-grade roofs

Original roofs on production-built houses were often three-tab shingles installed quickly. By the time they need replacement, common findings include worn granules on south and west slopes, failing pipe boots, minimal or missing drip edge, and limited attic ventilation.

A first re-roof is a chance to correct those details. Ask roofers whether they will add or replace drip edge at eaves and rakes, install ice and water membrane in valleys, replace all pipe boots, and balance intake and exhaust ventilation.

Ask too about decking. Oriented strand board on some houses swells where it has been wet; the roofer should price replacement sheets per sheet.

Check the county's lines first, then let an independent local roofer price the job itself.

Permits in Fletcher

Henderson County's permit FAQ lists roofing among work that needs a permit, worded as the addition of roofing, excluding replacement of like grade of fire resistance, along with structural work and materials the State Building Code does not permit. A like-for-like replacement sits differently from a job that adds roofing or changes the structure.

Ask the permit office about your scope, or ask your roofer to pull the permit if one is needed. The county's minimum permit fee is $75.00.

See the permit page for the full list.

Disposal from a subdivision lot

Most Fletcher re-roofs use a roll-off dumpster on the driveway. Ask the roofer to put boards under it to protect the concrete, and to say how many days it will stay.

At the Henderson County Transfer Station, construction and demolition debris is $70.00 per ton, with a $10.00 minimum for loads of 320 pounds or less. The roofer or hauler pays that at the scale and usually includes it in a disposal line.

Ask whether the quote includes disposal and a daily magnet sweep for nails.

Short answer: the table below runs from $10.00 (Minimum scale fee, 320 lbs or less) up to $70.00 (Construction and demolition debris), according to Henderson County Solid Waste rates. These are published government figures; labor and materials for the job come from a written quote.

A quote checklist for Fletcher homes

Square count and waste allowance; number of layers being removed; decking price per sheet; underlayment type; ice and water membrane locations; drip edge; pipe boots; step and counter flashing; ventilation plan; ridge cap and starter; shingle line and color; permit and who pulls it; disposal; cleanup; start window; payment schedule; material and workmanship warranties.

Ask every roofer to price that same list so the totals are comparable. The roof cost page explains each line.

Use the calculator to check the square count.

Working with an HOA

Many Fletcher associations require approval before you change roof color or material, and some publish an approved list. Find the covenants and the architectural review process before you collect quotes, so every roofer prices a product the association will accept.

Submittals often ask for the product name, color, a sample or brochure, and the contractor's name. Ask your roofer to supply what the association needs, and allow time for review in the schedule.

Keep a copy of the approval with your house papers. If a neighbor or the board asks later, you have it.

If your association is silent on roofs, ask anyway; rules sometimes sit in a separate design guideline rather than the covenants themselves.

Ventilation and attic insulation

Builder-grade attics in Fletcher subdivisions sometimes have soffit vents blocked by blown insulation, or a mix of box vents and ridge vent that works against itself. A re-roof is the natural time to fix ventilation, because the ridge is open and the roofer can add or remove exhaust vents easily.

Ask the roofer to check the soffits from inside the attic and to describe the planned intake and exhaust. If insulation blocks the soffits, baffles can restore airflow.

Balanced ventilation keeps the attic cooler in summer and drier in winter, and shingle manufacturers often link their warranties to it.

Fletcher's subdivisions often have several houses of the same age and builder on one street. If a neighbor has already replaced a roof, ask who did it, how it went, and whether the decking needed work. That is one of the quickest ways to learn what to expect on a house like yours.

Storms and insurance

Fletcher sees the same wind and hail events as the rest of the county. After a storm, document damage, protect the house, and contact your insurer before signing a contract. The North Carolina Department of Insurance notes that some policies exclude windstorm or hail.

Be cautious with door-to-door roofers after storms and ask for local addresses of past work.

See the storm damage page for the full order of steps.
