Metal Roofing in Hendersonville, NC: What to Compare Before You Choose

Systems, details and permit questions for a material that has become common on Blue Ridge homes.

Government fees and published rules, not roofer prices.

Two very different products under one name

Standing seam metal roofs use long panels joined by raised seams, with the fasteners hidden under the seams and held by clips. The panels can expand and contract with temperature without working the fasteners loose. They are usually made to length, often on site, and installed by crews who do mostly metal work.

Exposed-fastener panels, often called ag panels or screw-down metal, are fastened straight through the face of the panel with gasketed screws. They are quicker to install and cost less up front, but the gaskets age and the screws need checking and replacing over the years. They are common on barns, outbuildings and some cabins.

When two metal roof quotes look far apart, check first whether they are for the same system.

Pitch, underlayment and details

Each metal system has a minimum slope set by its manufacturer, and standing seam can usually go lower than exposed-fastener panels. Ask the roofer to name the product and its minimum slope, and compare that with your roof's pitch, which you can measure with the calculator options.

Underneath, most installers use a synthetic underlayment rated for the higher temperatures metal can reach, and some add a slip sheet. Ask what is specified and whether ice and water membrane goes at eaves and valleys.

Details make or break a metal roof: closures at ridges and eaves to keep out insects and wind-driven rain, flashings at walls and chimneys that let panels move, and snow guards where sliding snow could land on a walkway or deck.

Check the county's lines first, then let an independent local roofer price the job itself.

Noise, color and neighbors

Metal over solid decking with underlayment is generally not much louder than shingles in rain; metal over open purlins, as on a barn, is. Ask what the panels will be fastened to.

Colors and finishes vary by coating. Ask for the coating type and the manufacturer's finish warranty in writing. If your property is in a historic district or a neighborhood with covenants, check color and material rules with the town or association before you order. Zoning stays with each town even though Henderson County issues the building permits.

Light-colored metal reflects more heat in summer, which some owners value on west-facing slopes.

Permits when you change material

Henderson County's permit list includes the addition of roofing, excluding replacement of like grade of fire resistance, and the use of materials not permitted by the North Carolina State Building Code. Switching from asphalt shingles to metal is a change of material, so ask Permits & Inspections how they treat your scope before the job starts.

If a permit is needed, the 2026-2027 schedule's minimum permit fee is $75.00, residential remodel lines start at $150 for up to 999 square feet, and a reinspection is $75.00. The county decides which line applies.

Metal installed over an existing shingle layer raises separate questions about weight, ventilation and fastening. Ask the roofer whether the manufacturer allows it and how the county views it.

Short answer: the table below runs from $150 (0 - 999 sq. ft) up to $650 (3,000+ sq. ft), according to Henderson County 2026-2027 fee schedule. These are published government figures; labor and materials for the job come from a written quote.

Comparing metal quotes

Ask each installer for the panel profile and gauge, the coating, the clip and fastener type, the underlayment, the trim and flashing list, closures, snow guards if any, the tear-off and disposal plan, and both the material and workmanship warranties.

Ask how the panels will be made: shipped to length from a manufacturer or roll-formed on site. Long panels on tight mountain driveways can be hard to deliver, and that affects scheduling.

If the job total reaches $40,000 or more, North Carolina requires a licensed general contractor. See the license page.

Maintenance over the life of a metal roof

Metal roofs ask for less routine attention than shingles, but not none. On exposed-fastener systems, check screws and gaskets every few years and replace any that have backed out or cracked. On standing seam, look at the seams, ridge closures and wall flashings for gaps.

Keep valleys and gutters clear; leaves that sit on metal hold moisture and can stain or wear the coating. Avoid walking on panels except where the installer says it is safe, since foot traffic can dent or scuff them.

Touch-up paint should match the manufacturer's coating. Ask the installer for leftover touch-up paint and the color name at the end of the job, and keep the product and warranty documents with your house papers.

Plan for the trim as carefully as the panels. Rake trim, eave trim, ridge caps, valley pans and wall flashings are where most metal roof leaks begin, and they are also where cheaper bids save money. Ask each installer to list every trim piece and the gauge it will be made from, so the comparison covers the parts that matter as much as the panels themselves.

Metal and storms

Metal roofs resist wind well when the clips, fasteners and edge details are installed to the manufacturer's instructions. Hail can dent some panels without causing leaks; check whether your insurance policy treats cosmetic denting differently from functional damage, as some policies do.

Keep the installation records, product names and photos. They help an adjuster and the next owner.

Short answers for Hendersonville homeowners

Is standing seam the same as screw-down metal?

No. Standing seam hides its fasteners under raised seams; exposed-fastener panels are screwed through the face.

Does switching to metal need a permit in Henderson County?

Ask Permits & Inspections. The county lists the addition of roofing, excluding replacement of like grade of fire resistance, among permit triggers.
