Roof Squares Calculator for Hendersonville, NC Homes

Footprint and pitch in, roofing squares out, with the arithmetic shown so you can check a bid's measurement.

Government fees and published rules, not roofer prices.

What the calculator does with your numbers

Roofers in Henderson County, like everywhere else, buy and sell roofing by the square: one square is 100 square feet of finished roof surface. The calculator starts with the footprint you enter, which is the ground area under the roof, including any porch or carport that shares the main roof. It treats that footprint as a square, adds your overhang on every side, and gives you the plan area that a bird would see from directly above.

Next it multiplies the plan area by a slope factor. A roof that rises 6 inches for every 12 inches of horizontal run has a slope factor of about 1.118, so its surface is about eleven to twelve percent larger than its plan. A 10-in-12 roof has a factor of about 1.302. These come from the Pythagorean theorem and do not change from one roofer to another.

Last, it adds a waste allowance. Cutting shingles or panels at hips, valleys, rakes and around dormers uses extra material, and simple roofs waste less than complicated ones.

Roof squares from footprint and pitch

Plain geometry: the footprint is squared up, the overhang is added on every side, and the plan area is multiplied by the slope factor for the pitch. It does not price shingles, metal or labor.

Reading the table of worked examples

The table above shows the arithmetic for four common footprints at four pitches, with a 12-inch overhang and no waste. A 1,600 square foot house at 6-in-12 comes to about 19.7 squares of surface. The same footprint at 10-in-12 is about 23.0 squares. That three-square gap is the difference between a ranch with a gentle roof and a mountain-style house with a steep one.

Real houses are rarely perfect rectangles, and the calculator squares up the footprint to keep things simple. An L-shaped or T-shaped house has more eave and rake length than a square house of the same area, so its overhang adds a little more surface. Treat the result as a cross-check, not a final measurement.

Porches with their own lower-pitched roofs, garages with a different pitch, and dormers should be worked out separately and added together.

Check the county's lines first, then let an independent local roofer price the job itself.

Comparing your count with a roofer's

When written quotes come in, look for the square count and the waste factor. If a quote is within a square or two of your result plus a reasonable waste allowance, the roofer measured the same roof you did. If it is far off, ask how they measured: by hand on the roof, from satellite imagery, or from drone photos.

Satellite reports can struggle with roofs shaded by tall oaks and white pines, which is common on wooded lots around Laurel Park and Etowah. Hand measurement can miss a porch roof or a dormer face. Neither is a sign of bad faith, but a large difference should be explained before you sign.

Then check whether ridge cap, starter strip, drip edge, flashing and ice and water membrane are priced per square or as separate lines. Two quotes with the same per-square price can differ a lot once those lines are added.

Why pitch changes more than area

Steep roofs need more safety setup. Above roughly 8-in-12, crews use roof jacks, toe boards and harness anchors, they move more slowly, and they stage material more carefully. Many roofers add a steep-roof charge above a stated pitch. Ask where that line is on each quote.

Very low slopes have the opposite problem. Below the minimum slope that shingle makers and the North Carolina Residential Code allow for asphalt shingles, a different roof system is needed, usually a membrane or a metal system rated for low slopes. The code page explains where to find the rules.

Pitch also affects material choice. Standing seam metal sheds leaves and snow well on steep mountain roofs; the metal roofing page covers the trade-offs.

Public charges to keep next to the count

Some costs do not depend on the roofer at all. Henderson County's 2026-2027 schedule sets a minimum permit fee and a reinspection fee of $75.00 each, and the Transfer Station charges $70.00 per ton for construction and demolition debris. Those numbers will be the same on every quote that includes them.

Whether a re-roof needs a permit is decided by the county under its permit rules, which treat replacement of like grade of fire resistance differently from adding roofing. The permit page walks through the list.

Weight matters for disposal. A typical asphalt shingle tear-off produces several tons for a mid-sized house, more with two layers. The disposal page turns weight into the county's published charge.

Short answer: the table below runs from $10 (General Contractor Recovery Fund) up to $200 (Penalty for starting work without permit), according to Henderson County 2026-2027 fee schedule. These are published government figures; labor and materials for the job come from a written quote.

Before you ask for quotes

Write down the calculator result, your pitch, the number of layers you think are on the roof, and any leaks or soft spots you know about. Take photos from the ground on every side and from the attic if you can get there safely. Those details let a roofer give you a firmer number on the first visit.

Ask each roofer to state the square count, the waste allowance, the decking price per sheet, the flashing plan, the ventilation plan and the disposal method in writing. With the same scope on every quote, the comparison becomes a matter of price and trust rather than guesswork.
